Town Lane purchases Venice community

New York-based real estate investment firm Town Lane has purchased The Goldton at Venice.

The transaction marks Town Lane's third senior living acquisition in the region, according to reporting from Business Observer.

The 167-unit community was sold by Venice Health Partners LLC.

Blueprint facilitates Alabama sale

Blueprint announced its involvement in the sale of a 68-unit assisted living community in Birmingham, Alabama.

The community was built in 1999 and "faced significant physical plant needs and operational challenges that rendered it unviable," according to a press release, resulting in it becoming vacant in 2024.

The community was purchased by Pines Senior Living, who plans to reopen and reposition it, the release states.

Financings

CBRE refinances Sacramento community

CBRE announced it arranged a refinancing on behalf of Winding Commons Senior Living.

CBRE facilitated a new loan on behalf of its long-term client Ray Stone, Inc., through its Fannie Mae DUS lending platform, according to a press release.

The community was originally built in 2003 and features 100 independent living units.

Berkadia closes on $178M in 45 days

Berkadia announced its managing director Jay Healy and director Andrew Lanzaro have closed on 13 loans totaling $178 million over the course of the past 45 days.

Among the loans were nine HUD 232/223(f) loans for $102 million plus another five bridge-to-HUD loans amounting to $76 million, according to a press release.

Within the past two weeks, the duo "have secured six HUD firm commitments totaling $60 million," the release states.

Rebrands

Phoenix3 Holdings rebrands, acquires Quality Culinary Solutions

Phoenix3 Holdings announced it has rebranded to Phoenix3 Collective. Alongside the announcement, the company has acquired Quality Culinary Solutions.

The acquisition is meant to "round out its portfolio of companies serving all facets of food, dining and hospitality service," a press release states.

Since launching in 2023, Phoenix3 Collective has launched or acquired seven brands, including Infuse Hospitality, Restaura, Culinour, CrossCheck Quality Assurance, Centicor Procurement Services and Innovative Hospitality Solutions.
